What is an EICR?

To ensure that tenants in Droitwich live in safe and structurally sound homes, landlords are now required to provide an Electrical Installation Condition Report, known as an EICR for their rental properties.

Our Electrical Safety Certificate is provided once a full Electrical Installation Check has been carried out and any required repairs have been completed.

In order for our electrician to be able to produce the final Electrical Safety Certificate a full Electrical Installation Check will be performed on the property.

During this check the mains electrical power supply will need to be disconnected for safety reasons and also to be able to apply the correct tests to the relevant electrical circuits.

It must be carried out by a qualified electrician who has a good working knowledge and experience of electrical installations.

Depending on the size of the property the EICR check could take anything from a couple of hours to a full day.

Please note that the Final Electrical Safety Certificate will be provided once all required repairs (if applicable) have been completed.

The main aims of an Electrical Installation Condition Report (EICR) are:

  • Identify potential fire hazards and electric shock risks in your electrical installations.

  • Determine if the trip times will meet the required standards in the event of a fault.

  • Reveal if any of your electrical circuits or equipment is overloaded.

  • Highlight the lack of or undersized earthing or bonding.

  • Confirm if an RCD does not cover electrical circuits.

  • Verify that all electrical utilisation points meet the IP ratings.

  • Identify any defective DIY electrical work.

To record the results of the inspection and testing to make sure the electrical installation is safe to be used until the next inspection (following any work needed to make it safe).

To provide an important record of the installation at the time of the inspection, and for inspection testing in the future.

If you need an EICR report in Droitwich, our certified inspectors will handle your EICR requirements with reliable expertise and efficiency.

For the Droitwich area The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 set out a number of different requirements around providing copies of the EICR to relevant people:

The EICR must be given to the tenants before they occupy any domestic rental property in Droitwich.

If you replace the EICR you must provide them with the new report within 28 days of the inspection.

If a tenant requests a copy of the EICR in writing, you must provide it within 28 days.

Where the local authority for Droitwich requests the EICR you must provide them with a copy of it within seven days.

Any prospective tenants who request a copy in writing must be provided one within 28 days.

If you are obtaining your EICR in order to rent out a property around Droitwich you may also need an Energy Performance Certificate.
